The subject property provided a unique opportunity with 15,000 SF of headquarters office and 2.81 Acres of land zoned for outdoor storage in Fishers Indiana.
Our team guided the client through pricing, establish a listing price that properly reflected the value of the market, plus the added value of the industrial property zoning within an office zoning market. We then tailored our marketing to secure the right owner/user that was able to understand the value in the outside storage land, within an area of the city that does not allow that use any longer.
During the due diligence process, we were able to work on behalf of our client to limit their financial exposure relating to environmental items identified by the Buyer, limit the amount of building repairs required before closing, and execute a closing on a time-crunched schedule with a lease-back agreement for a period of time to free up capital for the Seller, while allowing a transition period for them to move into a new facility outside of their busy season.
SRG was able to identify a buyer that could pay a premium for the property, close early, and allow the Seller to remain in the property for several months following closing to transition into their new headquarters property without disrupting their business.
